By California law and our voting rules, the Association is required to give homeowners 30 days to update their contact information before the association can send out ballots. This 30 day period will begin Friday, June 12 2026. We expect ballots to be sent approximately July 13. Homeowners will have 30 days to return their ballots. Ballots will be opened shortly thereafter at an open meeting. Some HOA board members are currently on vacation, so we are unable to set a firm ballot-opening date at this time. However, all dates and deadlines will be posted to this website shortly. Here is the tentative timeline:
June 10 & 11 – Homeowners were notified of a 30-day period where they can update their contact information. This period ends July 11.
July 13 – Ballots to be sent out. Homeowners will have 30 days to return their ballots. This period will end August 13 at 3:00pm.
August 13 – Special election meeting ballots will be counted. Election will be finalized.
August 14 – Election results notification will be sent to homeowners. If the special assessment is approved, the notice will include demand-for-payment language.
A member may submit a request to have association documents and notices sent to up to two (2) different specified addresses, pursuant to Civil Code Section 4040(b). Association members have the option to receive this notice by individual delivery, pursuant to Civil Code Section 4045(b). Members are permitted to verify the accuracy of their individual information on the Candidate Registration list and Voter lists, pursuant to Civil Code Section 5105(a)(7). Please remember, your BOD are unpaid volunteers, not professional property managers. We spend hundreds of personal hours attending to Corp 2 business, emergencies and homeowner concerns without compensation of any kind. Be patient with us. We are doing our best.
